Things to consider when building on a narrow block of land

Building a new home is an exciting time in anyone’s life. Whether it’s your first home, an investment project or you’re upgrading to your dream family home; the first step in the process is finding the perfect block of land.

If you are looking for a large plot of land on the Sunshine Coast, we have a wealth of space in the surrounding areas, including the Glasshouse Mountains, Maleny and Noosa Hinterland.
Alternatively, a rural block in the western corridor of Woodford, Kilcoy, Toogoolawah may be more your style.

However, you may prefer more of an urban lifestyle or wish to be close to our beautiful beaches. These locations tend to have more narrow residential blocks but rest assured, you can still build a stunning, architectural and spacious home.

This leads us to our very first blog where we thought we would focus on building on narrow blocks of land and what you should consider during the planning process.

START WITH FINDING THE PERFECT BLOCK OF LAND.

Shape, size, elevation, slant, and soil type; these are things you need to consider no matter what size your block of land. In the case of a narrow block, you need to think about what you want to include both inside and outside your home.  This could include decks, pools, sheds or landscaping and whether you want a single or two storey home.  All of these then need to fit within, not only the land boundaries, but the building parameters.

DESIGN SMART FOR MAXIMUM SPACE.

Are you a big entertainer and therefore a large alfresco is a must?
Do you have a young family so a pool or space for the kids to run is desired?
Or perhaps you’re investing and a low maintenance home is more suited?

Regardless of the latest trends or market influence, this is your home and you need to design it for the life you wish to live.

Two storey homes are becoming more and more popular not only for their utilisation of space but also to take advantage of prospective views. By adding an extra level you instantly create more space for bedrooms, shared living areas or maybe that larger walk-in-robe you’ve been dreaming about!

The greater the liveability you create within your home, the higher the comfort of you and your family, as well as potentially a higher resale value in the future.

Everyone’s needs and desires are different, and this is why we custom design YOUR home for YOU.  As Builders with over 30 years experience we can help you utilise the space you have whilst working to your budget (because as you know, we all have a budget!).  Perhaps we could design your study to allow it to be your future nursery? Or give you that spacious Butlers Pantry by incorporating the Laundry?  The options are endless!

GAIN ALL THE LIGHT AND SPACE YOU CAN.

Keeping an open plan design will not only make your home feel bigger, it will maximise natural light, reduce wasted space, and ideally reduce energy consumption. To further increase the natural light coming into your home, you may wish to consider adding skylights or floor to ceiling windows.

Something we all can’t live without is storage.  Areas such as under the stairs, in the garage or even under beds can be optimised for storage. Subtle but effective storage choices are easy to incorporate leaving your home with a more spacious appearance and feel.
